Architect in Moama

Moama sits across the river from Echuca and under a different state's planning system. We're registered in both, which makes the border a detail rather than a problem.

Moama and Echuca function as one town and are governed as two. For most things that doesn't matter. For building, it does — different planning legislation, a different council, different approval pathways.

It's entirely navigable. It just needs someone who has done it before rather than someone learning on your project.

Moama homes we've designed

Edwardian Cottage Renovation in Moama — a period cottage reworked into a light-filled regional home, keeping the character that made it worth keeping.

Nearby, From Site Office to Light-Filled Holiday Cabin — a utilitarian building near the Murray turned into somewhere you'd actually want to spend a weekend.

"From the very first consultation, I felt like Sunlight & Shelter really listened to what I wanted and made those ideas work — then made them better."

What makes Moama different

You're in NSW. Murray River Council is the planning authority and the New South Wales planning system applies, which differs from Victoria in both process and terminology. If your builder, designer or architect is Victorian and hasn't worked north of the river, that's worth asking about directly.

Brodie is registered in both states — Victoria (801663) and New South Wales (AMR-003408) — so we can work either side without handing you between consultants.

The climate is the same as Echuca's, and just as demanding. Hot dry summers, cold winters. Orientation, eaves and glazing placement do more for year-round comfort than any mechanical system, and they cost far less to run.

River proximity brings both opportunity and constraint. Flood considerations apply on some sites. On others the river is simply the best thing about the block and the house should be organised around it.

Blocks are generous, which invites sprawl. More floor area is more to build, more to heat, more to cool, and more to clean. The most valuable early conversation is usually about what you genuinely need rather than what the block would allow.

Renovation, new build, or holiday house

The three briefs we see most often around Moama, and they're quite different problems.

A renovation of an older cottage is usually about light and layout rather than size — the bones are frequently better than they look.

A new home is where orientation pays the largest dividend, because nothing is fixed yet and every decision is still cheap.

A holiday or weekender has a different test entirely: it needs to work hard for a few weeks a year, shut up simply, and cost little to hold. That's a design problem, not a scaling-down of a family home.

How we'd start

A free conversation about the site and what you're trying to achieve — including an honest view on whether you need an architect at all.

From there, a Clarity Consultation is a focused architect-led session on your options, and The Big Picture is the full masterplan. Both services are available in NSW and Victoria.

If you're considering buying rather than building, Confidence to Buy gives you an architect's read on a property before you commit.
